Every property advertisement in Dubai requires an advertising permit number (Trakheesi / RERA) and attachment to a registered broker. Pionyra asks you for that number before preparing a publication — it never invents one, never fabricates its format, and never assumes a permit covers a second unit: a permit covers one listing and is not transferable. While the number is missing or expired, the publish button is not there to press, and the refusal comes from the server after your approval rather than instead of it. Prices, yields, ROI, valuations, handover dates and visa eligibility come from you or the developer, cited to source — never from us. And when a lead asks what the yield would be, what it will be worth at handover, or how to hold the asset, no reply is drafted at all: the message is marked escalated and waits for a licensed adviser. What does it actually ask a new lead?

Seven things, in whatever order the conversation allows: buy or rent, budget, target areas, off-plan or secondary, cash or mortgage and whether a pre-approval is in hand, decision horizon, and — implicitly — the language they wrote in. Whatever is already in the message isn't asked again. Every reply ends with two concrete viewing times rather than an invitation to get back in touch.

Will it answer a lead asking what the yield would be?

No, and it won't draft one either. A projected yield, an appreciation figure, a tax treatment or a question about how to hold the asset is investment advice. The message is marked escalated and waits for a licensed adviser. It can send the developer's own figures with their source — that's a different thing, and a human decides to send them.

Can it post a listing for us?

It prepares the post and asks for the Trakheesi/RERA permit number first. A permit covers one listing and isn't transferable to another, so it asks per listing. Until the number is declared, the approval is refused server-side — not shown greyed out with an explanation.

Does it handle the portals, WhatsApp and Instagram DMs?
